In shortA Plateau plex, house or condo can be sold as it stands, with tenants still there. There is no listing and no showings. The borough is in Montreal, so the buyer pays Montreal’s transfer duties.

Row of brick plexes with outdoor staircases, the kind of property Bruce Malcolm buys on the Plateau

To sell a Plateau plex, house or condo fast, you can skip the listing: Bruce Malcolm buys directly, as it is, with no inspection, no commission and a closing date you choose. That matters here right now, because plexes on the Plateau took 76 days on average to sell in the third quarter of 2026, according to Centris, and active plex listings were up 18% from a year earlier. Tenants can stay where they are.

What are plexes, houses and condos selling for on the Plateau?

For July to September 2026, Centris reports 31 plex sales (2 to 5 units) in the borough, down 24% year over year, at a median of $1,200,000, up 4%. They averaged 76 days on market, and 164 plexes were still listed at quarter end. Condos are the bulk of the market: 150 of the borough’s 197 sales, at a median of $575,000 and 48 days on market, with condo listings up 30% to 364.

Only 16 single-family houses sold in the quarter, too few for Centris to publish a median. Over the last four quarters the single-family median was $1,383,812 on 80 sales. Total active listings rose 25% to 564 while sales fell 6%, so buyers have more choice than a year ago. A median is the middle of what sold: a triplex in the Mile End and a condo in Le Petit Laurier are priced on their own facts.

Which parts of the Plateau are we talking about?

The City of Montreal describes the borough’s neighbourhoods as the Mile End, from Mont-Royal Avenue to Van Horne between Hutchison and Saint-Denis; Milton-Parc, with its large grey-stone houses; Le Petit Laurier, around Laurier Avenue East between Parc Sir-Wilfrid-Laurier and Papineau; and the Plateau Est along the rail lines. The Mont-Royal metro station sits in the middle of it. The borough has about 105,800 residents on 8.1 km², and 72.1% of households rent, so many plex owners here are selling a building with tenants in it.

How much is the welcome tax on a Plateau plex or condo?

The 2026 Montreal brackets are 0.5% to $62,900, 1% to $315,000, 1.5% to $552,300, 2% to $1,104,700, 2.5% to $2,136,500, 3.5% to $3,113,000 and 4% above. The duties are calculated on the highest of the price paid, the value stated in the deed and the roll value multiplied by the comparative factor (1.00 in 2026). The buyer pays them, but they shape what any buyer can offer. At the Q3 2026 plex median of $1,200,000, the duties come to about $19,826; at the condo median of $575,000, about $6,849.

This is general information about how a sale usually works in Quebec. It is not legal, tax or financial advice, and it is not a promise about your price or your date. A notary — and, if your file needs it, a lawyer or a licensed insolvency trustee — applies the rules to your situation. Sending an address does not commit you to sell.
