Privacy policy
How personal information sent through this site is collected, used and kept, in plain words.
Who collects your information
This site is operated by Bruce Malcolm, a direct home buyer, 15F Cartier, Pointe-Claire QC H9S 4R5. Bruce Malcolm collects the information sent through the form and is responsible for it.
What we collect
In the form: the property address, your name, telephone number and email address.
If you choose to answer the optional questions: your reason for selling, the property condition (1 to 10), your preferred timeline, who lives in the property, and any major repairs you know of.
Why
To review your inquiry, contact you by phone, text or email about your property, and follow up on a possible cash offer. By checking the consent box you agree to be contacted for these purposes.
Where it is kept
Your inquiry is saved in the website's database and then sent to the follow-up system Bruce uses to respond to inquiries and to GoHighLevel.
Address suggestions
As you type, the address text is sent to Google Places to suggest and complete matching addresses. Google processes these lookups under its own privacy terms. You can also type the full address manually.
Service providers
The website and its database are hosted on Replit. The follow-up system and GoHighLevel are used to respond to inquiries, and Google Places provides address suggestions. The site serves its own fonts. It also loads some visual assets from Google servers; these requests send information including your IP address and technical browser information to Google. Some of these providers may store or process information outside Quebec.
Campaign attribution
If you arrive through a campaign link, the utm_source, utm_medium, utm_campaign, utm_content, utm_term and cid values in the web address are kept in your browser's local storage (localStorage) and session storage (sessionStorage) under mhv_attribution. They persist across later visits in the same browser, are submitted with the form as hidden fields, and are attached to follow-up notes. UTM values also populate GoHighLevel's campaign fields. The cid parameter may identify a campaign contact.
Each new nonempty value replaces the corresponding saved value. Values remain until replaced or until you clear this site's browser data; closing the tab does not erase them. Browser settings may limit persistence. This feature does not add advertising or analytics cookies.
Traffic measurement and website operation
The published website also loads Replit's traffic measurement tool (Umami), added by its publishing service. It measures page visits and technical information such as the web address visited, referring page, browser language and screen size. This measurement is separate from the campaign parameters attached to your inquiry.
The site also keeps an inquiry receipt and an update token in this tab's session storage so you can resume the optional questions and check delivery. Closing the tab does not delete the inquiry from the database, the follow-up records, or GoHighLevel. Technical request data is also processed for hosting, operational logs and abuse prevention.
How long we keep it
No fixed retention period has been established for inactive inquiries; they are not automatically deleted after a set period. Information is used to review and follow up on inquiries, subject to applicable legal obligations. You can ask Bruce Malcolm to review whether keeping it remains necessary and request deletion from the website database, the follow-up records, and GoHighLevel.
Your rights and how to make a request
You can ask to access or correct your information, withdraw your consent to communications, ask us to stop contacting you, or request deletion of your information. For any request or complaint, write to the person responsible for personal information: Bruce Malcolm, bruce@montrealhomevalue.com. You can also write to the mailing address above.
Describe your request and provide the contact details used in your original inquiry, plus the property address if needed to locate it. Do not send identity documents in your first message. Bruce may request the additional information needed to verify your identity before disclosing or changing information.
Bruce handles requests manually: he arranges a check of the matching records in the website database, the follow-up records, and GoHighLevel, and coordinates access, corrections, stopping communications or deletion as requested and subject to applicable legal obligations. He replies to explain the actions taken and any limits on deletion or access, including where information must be retained. An email request does not trigger automatic deletion. Withdrawing consent does not itself delete existing records.
Filling out the form does not commit you to anything.
