West Island
Local resources for selling a family home
A map of the kinds of help a West Island family often needs after a succession, a separation, or a move to a seniors’ residence. These are categories, not endorsements. Bruce Malcolm is not a notary, a lawyer, or a placement service.
Notaries
A Quebec notary prepares the declaration of transmission, reads who can sign, and receives the deed of sale. That is the same step whether the house is listed or sold directly.
Public starting point
The Chambre des notaires du Québec keeps a public referral list of notaries who have asked to be listed. You can also confirm that a person holds a notary’s permit.

Estate and family lawyers
A lawyer is the person to call when heirs disagree, a will has to be verified in court, or a separation needs a judgment. A notary does not replace that role in a dispute.
Public starting point
The Barreau du Québec directory lists lawyers who accept public referrals, and it can confirm that someone is a member in good standing. Legal aid may be available if you qualify.

Mediators
Family mediation helps a couple negotiate the house, support, and parenting without going straight to a hearing. Heirs who are stuck on a sale sometimes use a mediator as well. An agreement still has to be put in the form a notary or the court can use.
Public starting point
Québec’s family mediation program gives parents with dependent children a set number of hours with an accredited mediator, at no charge. Only an accredited mediator can do family mediation. Estate mediation is usually a private engagement.

Movers
A residence move often has a fixed day, while the deed waits on signatures. Ask for a written estimate, what is insured, and whether the date can move if the notary says the closing has to.
Public starting point
There is no public West Island directory on this page yet. A notary, the residence, or a family member who has moved recently can be a starting point while this list is empty.

Downsizing organizers
The long part of leaving a family home is usually deciding what goes to the residence, what someone takes, and what can stay. A direct sale can leave the rest in the house. A listing usually needs the rooms cleared for visits.
Public starting point
No organizer is listed yet. The residence’s move-in sheet is a useful first filter: measure the room before sorting the whole house.

Home inspectors
An inspection is common when a house is listed and a buyer makes it a condition. It is also something a family can order for its own information. A direct cash offer from Bruce does not include an inspection, and you do not need one before sending an address.
Public starting point
No inspector is listed yet. If you hire one for a listed sale, ask what is covered and whether they carry insurance. That report is separate from Bruce’s offer.

Seniors’ services
A private seniors’ residence is usually a lease with a move-in date. A public bed, such as an intermediate resource or a CHSLD, is arranged through the local health network and the CLSC. The admission date and the day the house can legally close are different dates.
Public starting point
On the West Island, the public entry point is Santé Québec — CIUSSS de l’Ouest-de-l’Île-de-Montréal — and the local CLSC. This is not a placement service, and no residence is listed here.
