Sell my house fast in Beaconsfield
In shortA Beaconsfield house, on the lakeshore or inland, can be sold as it stands. There is no inspection and no commission, and you choose the closing date. The buyer pays Beaconsfield’s transfer duties.
Beaconsfield is an independent city, reconstituted on 1 January 2006, on the Lake Saint-Louis shore between Pointe-Claire and Baie-D’Urfé, with Kirkland to the north. The houses people mean are detached, often on larger lots than a Pierrefonds crescent, with a real waterfront along Lakeshore Road and a different, wooded city inland toward Angell Woods. “Sell my house fast in Beaconsfield” is usually a long-held family house that would take a season to empty and show.
Lakeshore, Beaurepaire, and the woods
Lakeshore Road, the old chemin du Bord-du-Lac, is the southern edge. Houses there face or sit just off the lake. Beaurepaire is the older village fabric along that road, not a new subdivision. Inland, the streets are mid-century and later detached houses, many of them wide, with driveways and trees that make a listing’s “curb appeal” a summer project. Angell Woods, on the northern side of the city, is the forest people use as a locator. It is not a parkette at the end of a bungalow street. A house “near the woods” and a house “on the lake” should not be described as the same product, and Bruce does not need them to be. He needs the address.
Beaconsfield has its own Centennial Park. It is not the 48-hectare wooded park in Dollard-des-Ormeaux, which happens to share the name. The city also has the historic railway station people still use as a landmark. None of these are amenities you have to market. They are how you explain the street to someone who does not live on it. In a direct sale you skip the marketing. The explanation happens once, with Bruce.
A 3% bracket that starts at $630,100
From 22 January 2026, Beaconsfield’s published scale is 0.5% up to $62,900, 1% up to $315,000, 1.5% up to $630,100, and 3% above $630,100. By-law BEAC-117-7, adopted that day, sets the 3% on the slice above $630,100. The comparative factor for 2026 is 1.00, and it was 1.08 in 2025. The buyer pays, in one payment, within 30 days after the city sends the bill. The base is the highest of the amount actually paid, the amount written in the deed, and the assessment times the factor. On a lakeshore house the assessment and the price are often not the same number. The higher one wins. That is the Act, not a negotiating point.
The city publishes a worked example on a base of $1,500,000 that comes to $33,659. Read that as the city’s arithmetic for a large base, so you can see what the 3% slice does. It is not a statement about what Beaconsfield houses sell for, and it is not an offer. Most files will not look like that example. The notary runs the brackets on your base, whatever it is.
Selling a house that has been in the family
These sales are often estates or a household downsizing out of a house that is full. The garage, the basement and the rooms over the garage are the work a listing would demand first. A sale to Bruce does not. Leave it. There is no inspection and no commission. The closing date is one you choose, and the notary still has to be able to sign that day: title, a certificate of location if the notary says the one on file is too old for a large lot, tax adjustments, and a hypothec payout if the price covers the debt.
If the house is on the lake, do not expect this page to tell you what the waterfront is “worth.” It will not. Waterfront in Beaconsfield is a small set of lots with their own conditions, and a number invented here would be a lie. What the page can tell you is the process: one buyer, the city’s duty scale, and a deed without the legal warranty, explained by the notary, for a house that does not have to be dressed up first.

This is general information about how a sale usually works in Quebec. It is not legal, tax or financial advice, and it is not a promise about your price or your date. A notary — and, if your file needs it, a lawyer or a licensed insolvency trustee — applies the rules to your situation. Sending an address does not commit you to sell.
