Timing
How fast can you sell a house in Montreal?
In shortThere is no single number of days for selling a house in Montreal, and this site will not invent one. A direct sale to Bruce has no showings and no inspection, and you choose the closing date. That date is real only when the notary can sign.
People ask for a number because a move, a residence date or a winter vacancy is already on the calendar. The useful answer is which steps have to finish, and which steps this offer simply does not have.
What “fast” usually skips, and what it cannot skip
A traditional listing spends time on photos, visits and conditions. An inspection condition and a financing condition are common on that path, and each one can reopen the price. Bruce’s offer does not include an inspection, a commission or a parade of strangers. You can also leave what you do not want. None of that empties the notary’s checklist.
The deed of an immovable in Quebec is received by a notary. In ordinary practice the buyer’s notary searches the title, prepares the deed and publishes it. Municipal taxes and school taxes are adjusted to the date you pick. A hypothec is paid from the price that day if the price covers it. If it does not, the lender has to agree before the debt can be cleared. Wanting next week does not change that arithmetic.
The file sets the date
A clear owner-occupied house, with one person on title and a hypothec the price can pay, is the short file. A succession is not. The will has to be searched at the Chambre des notaires du Québec and at the Barreau du Québec, and a declaration of transmission has to be published, before title is ready to transfer. Heirs who disagree, or a will that does not let the liquidator sell alone, add consent the offer cannot replace.
A lease does not have to end first. Selling does not evict anyone, so a tenant is not a reason to wait for a vacant house, and it is also not a reason to promise vacant possession. A house that is already empty can move without a clean-out. Taxes and insurance do not pause while it sits. A prior notice on a hypothec in arrears gives 60 days on an immovable. A bankruptcy puts the licensed insolvency trustee in the conversation. Those clocks are the law’s, not a marketing timeline.

This is general information about how a sale usually works in Quebec. It is not legal, tax or financial advice, and it is not a promise about your price or your date. A notary — and, if your file needs it, a lawyer or a licensed insolvency trustee — applies the rules to your situation. Sending an address does not commit you to sell.
