L’Île-Bizard–Sainte-Geneviève is a borough of the City of Montreal, so the buyer pays Montreal’s welcome tax. Single-family houses make up most of the market here: in the third quarter of 2026, Centris recorded 39 house sales at a median of $750,000, up 5%.

What are houses selling for in L’Île-Bizard–Sainte-Geneviève?

Centris reports 47 residential sales in the borough for July to September 2026, 23% more than in the same quarter of 2025, for a dollar volume of $41.5 million, up 59%. Single-family houses accounted for 39 of them, up 34%, at a median of $750,000 and an average of 63 days on market, 24 days longer than a year earlier. There were 7 condo sales and 1 plex sale, too few for medians. New listings fell 9% to 93, while 129 properties were listed at the end of the quarter, up 22%, 109 of them houses.

Across the four quarters from October 2025 to September 2026, houses sold at a median of $740,625, down 2%, on 134 sales, down 8%, and took 68 days on average, 22 days more than the year before. In a borough of waterfront lots, golf courses and a nature park, the land under a house can weigh as much as the house itself, so the borough median is only a starting point for your address.

What is L’Île-Bizard–Sainte-Geneviève like?

The City of Montreal describes a borough of 23.6 km² at the western end of the island, bordered by the Lac des Deux Montagnes and the Rivière des Prairies, with 18,413 residents and an average age of 44. It joins two former municipalities. L’Île-Bizard’s history begins on 24 October 1678, when Governor Frontenac granted the island, then called Île Bonaventure, to Jacques Bizard as a seigneury. Today that sector is a quiet residential island ringed by green space, including the Bois-de-L’Île-Bizard nature park and three golf courses. Sainte-Geneviève lies at the foot of the Jacques-Bizard bridge along Gouin Boulevard, with well-preserved heritage buildings, the Salle Pauline-Julien and the Joseph-Adéodat-Chauret house, built around 1907–1908 for a notary and later used as Sainte-Geneviève’s town hall. The City adds that the green space, the performance hall and the Cégep Gérald-Godin draw many new residents, especially families.

How much welcome tax applies to a house in L’Île-Bizard–Sainte-Geneviève?

Even at the western tip of the island, the transfer duties are Montreal’s, because the borough is part of the City. The 2026 brackets are 0.5% up to $62,900, 1% to $315,000, 1.5% to $552,300, 2% to $1,104,700, 2.5% to $2,136,500, 3.5% to $3,113,000 and 4% above. Reconstituted West Island cities such as Kirkland and Dollard-des-Ormeaux set their own scales, so a figure quoted for one of them does not apply here. The duty base is the greatest of the price, the amount in the deed and the roll value multiplied by the 2026 comparative factor of 1.00. At the Q3 2026 house median of $750,000, the duties are about $10,349, and at the four-quarter median of $740,625, about $10,162. The City bills the buyer, with payment due within 30 days.

This is general information about how a sale usually works in Quebec. It is not legal, tax or financial advice, and it is not a promise about your price or your date. A notary — and, if your file needs it, a lawyer or a licensed insolvency trustee — applies the rules to your situation. Sending an address does not commit you to sell.
